  • Sanitize evaporator and clean condenser coils annually to ensure efficient operation.

  • Remove debris and dirt buildup.

Check Refrigerant Levels:

  • Ensure the refrigerant is at the correct level per factory specifications.

Drain Line Maintenance:

  • Clean and check the condensate drain line to prevent clogs.

  • Check and clean any algae growth.

Drain Pan:

        Inspect and clean drain pan.

Thermostat Calibration:

  • Ensure the thermostat is functioning correctly and calibrated.

Electrical Components Check:

  • Inspect electrical connections and components for signs of wear.

  • Tighten loose connections and replace damaged wires.

  • Check heat strip operation.

  • Check float switch operation 

System Cleaning:

  • Check blower wheel for dirt build up.

  • Complete wipe down inside and out of air handler cabinet.

System Testing:

  • Test the system's performance by checking airflow and temperature differentials.

  • Monitor for unusual noises or vibrations.

  • Check all capacitors.

  • Verify the refrigerant is correctly charged.

  • Check the blower, condenser fan and compressor for electrical amp draw. 

Record Keeping:

  • Keep detailed records of maintenance activities, repairs, and any parts replaced.

  • Track performance trends over time.

  • Advise after maintenance of any issues that need to be taken care of.
